Nexus Data Centers is in advanced talks with Morgan Stanley to fund a facility purpose-built for Anthropic, the Google-backed AI lab. The structure of the arrangement matters more than the headline number. A single lender carrying a deal of this size signals either extraordinary confidence in the offtake, or a syndication already quietly assembled behind the scenes. Either way, the bank is underwriting the tenant, not the landlord.
Anthropic's training and inference workloads continue to scale faster than the available specialized real estate. Capital is chasing that gap. The Nexus facility, once financed, becomes a fixed cost in Anthropic's stack, locking in capacity at a moment when competitors are still bidding for the same constrained supply of accelerators and power.
For the labor market, the signal is indirect but real. Every megawatt of commissioned capacity pulls forward demand for electricians, HVAC specialists, network engineers, and the technicians who keep these sites alive. The construction phase is the visible part. The operational phase is the durable one.
The interesting question is what happens if the AI demand curve flattens. A $15 billion facility financed against a single tenant's growth trajectory is a leveraged position on continued model deployment. The banks know this. They are pricing for it.
