Role
Anthropic is seeking a senior Real Estate Portfolio Manager to join its Workplace and Real Estate team, leading strategic planning, portfolio optimization, and a team of real estate professionals across the global footprint. The role develops comprehensive real estate strategies, conducts rigorous market and financial analyses, and delivers executive-level recommendations to the CFO and senior leadership. The manager oversees a team including a Real Estate Program Manager and an Occupancy Planning/Lease Administration specialist.
Responsibilities
- Develop comprehensive real estate strategy documents synthesizing market analysis, financial modeling, and location recommendations for CFO and executive leadership review.
- Lead strategic portfolio planning including scenario modeling for growth, market entry/exit decisions, and long-term footprint optimization.
- Create executive-level presentations and decision memos that translate complex real estate data into clear strategic recommendations.
- Conduct in-depth market analyses including competitive positioning, labor market dynamics, talent availability, and cost-of-occupancy comparisons.
- Build and maintain sophisticated financial models including NPV analysis, lease vs. buy scenarios, and total cost of occupancy projections.
- Partner with Finance on capital planning, real estate budgeting, and investment justification.
- Develop location strategy frameworks aligned with business unit requirements, talent strategy, and corporate objectives.
- Oversee occupancy planning and demand forecasting, translating headcount projections into actionable space requirements.
- Direct lease administration strategy including portfolio risk assessment, lease restructuring opportunities, and critical obligation management.
- Establish portfolio performance metrics and reporting frameworks for executive visibility.
- Partner with external advisors (brokers, consultants, legal) to execute strategic initiatives and negotiate favorable terms.
- Identify portfolio optimization opportunities including consolidation, expansion, or repositioning strategies.
- Manage and develop a team of two direct reports, setting goals and providing coaching and mentorship.
Qualifications
- 10+ years of progressive experience in corporate real estate strategy, portfolio management, or real estate finance, with at least 3-5 years in a people management role.
- Proven track record of developing and presenting real estate strategies to executives.
- Sophisticated financial modeling skills including NPV, IRR, scenario analysis, and total cost of occupancy methodologies.
- Deep expertise in market analysis including labor economics, competitive positioning, and location strategy development.
- Exceptional writing skills to synthesize complex analyses into compelling strategic narratives and executive-ready documents.
- Demonstrated success building and leading high-performing teams and managing portfolios of significant scale across multiple geographies.
- Strong executive presence, autonomy, and ability to thrive in fast-paced, high-growth environments.
Strong candidates may also have experience in high-growth technology companies, an MBA or advanced degree in real estate or finance, relevant certifications (CoreNet MCR or CCIM), consulting experience, international market entry and global portfolio optimization experience, or leadership of major strategic initiatives such as headquarters relocations or portfolio consolidations.
Compensation
Annual Salary: $275,000—$275,000 USD.
Location & Work Policy
San Francisco, CA. Anthropic expects all staff to be in one of its offices at least 25% of the time; some roles may require more time in the office.
